METHOD
A Structured Industrial Project System
Manucon works on the investor’s side in one of three service models: EPC–Turnkey, EPCM–Turnkey or Employer’s Representative. Whichever model is chosen, the work follows the same five stages, from the first idea to the first production run.
Each stage answers one simple question. The stages overlap: a decision in one stage informs the others, and the plan is updated as the project develops.
Our team is trained in FIDIC Silver Book contracts for EPC-Turnkey projects
and manages delivery within this framework.

01
Operations
What must the facility do?
We start from the production: processes, machines, material flows, people, logistics, future growth and operating conditions. These become the brief for the design.
Operational requirements
Capacity and flow plan
Performance targets
OUTPUT
Operational Brief & Project Control Framework

02
Design & Engineering
How should it be designed and engineered?
The brief becomes architecture, layout, structure, building services and infrastructure, designed together so that every system fits.
Coordinated design drawings
Technical specifications
Clear interfaces between disciplines
OUTPUT
Coordinated Design Package

03
Procurement
What do we buy, from whom, when and on what terms?
The design is split into clear work and equipment packages. Specifications, supplier options, offers, delivery times and logistics are compared, and suppliers are selected.
Package scopes
Offer comparisons
Purchasing schedule
OUTPUT
Procurement & Contracting Strategy

04
Construction
How is it built, and is it built right?
Site works are coordinated and checked against the design, programme, cost and quality targets. Site questions, changes and records are handled according to the service model.
Site and progress reports
Coordination decisions
Quality and control records
OUTPUT
Controlled Site Execution

05
Handover
Is it tested and ready to produce?
Systems are tested and commissioned up to the first production run. Documents are closed, training and operation and maintenance information are handed over, and the facility is accepted.
Test and commissioning records
Acceptance and handover documents
Operation and maintenance handover

OPERATIONAL PERFORMANCE
INTEGRATED OUTCOME
Five stages. One coordinated system.
The method does not add layers for their own sake. It makes information, decisions, responsibilities and approvals visible from the first operational brief to handover.
